A look inside 2 Judson Street
We got a chance this week to stop by the open house for 2 Judson Street, one of the properties that's for sale as part of the Albany County Land Bank's Neighbors for Neighborhoods program (a few details about that program below).
There are handful of photos to go along with this post, in case you'd like to gawk. Because, you know, we definitely wanted to gawk.
The property is part of the McPherson Terrace row on Clinton Ave in West Hill, a string of buildings (not all have survived) that date to the late 1880s/early 1890s. And they're related to Albany architectural royalty: The great Albany architect Edward Ogden participated in developing the strip. (Ogden and his son Charles, also an architect, designed a bunch of beautiful buildings around the city.)
Number 2 Judson has been vacant for many years. As part of the Neighbors for Neighborhoods program, it's been renovated into two units:
+ A 1,260-square-foot 3BR / 1.5 BA upper two-floor upper unit (with a third attic floor that allows access into the turret space, where you can see what appears to be evidence of a fire in the past)
+ A 657-square-foot basement unit with 1 BR and 1 BA.
The price is $140,000.
Seeing the building all lit up Wednesday evening highlighted its role in the physical environment of the neighborhood. It stands tall at the corner of Judson and Clinton, capping off the block and looking out upon the intersection.

Neighbors for Neighborhoods
The Neighbors for Neighborhoods program represents a new angle for the land bank. Up this point the org has focused on stabilizing vacant, foreclosed properties and then ferrying them toward responsible new owners and uses. But with Neighbors for Neighborhoods, the land bank has participated in renovating properties, serving in a role more like a developer.
The goal is to sell the renovated properties to responsible landlords who will then rent them out according to affordability guidelines.
There are three properties currently for sale as part of Neighbors for Neighborhoods: 2 Judson Street, 311 Clinton Ave, and 315 Clinton Ave. The land bank says a fourth property, in the South End, is on the way.

+ 2 Judson Street is just down the street from the Fresh Neighborhood Market that recently opened at Judson and 1st. When we walked by Wednesday night, the the glow from inside the market lit up its corner.

Seems like a smart twist to the Land Bank's usual approach. too often the neglected buildings seem overwhelming---a money pit as it were or requiring access to credit beyond the means of a lot of us. Any one know what rents may go for in this neighborhood? (curious if they would support the purchase price--especially since there are significant restrictions on the property for the next 20 yrs)

My parents rented at 3 McPheason Terrace when I was a baby. I was born in 1959.
